RICS Commercial Property Market Survey, 2015 (Q1)

The Q1 2015 RICS UK Commercial Property Market Survey results show no sign of momentum easing on either the occupier or investment sides of the commercial market. In fact, relative to the previous quarter, the pace at which conditions are improving accelerated. The preliminary estimate of Q2 GDP reported a second consecutive quarterly growth rate of 0.8%. The economy has at last outgrown it’s pre-recession peak reached in Q1 2008 with output contracting some 7.2% from peak to trough in the intervening period. The recently released first estimate of Q4 GDP revealed growth of 0.7% over the quarter and 1.9% for the whole of 2013. However, output still remains 1.3% below its Q1 2008 peak. RICS Commercial Property Market Survey, 2013 (Q4)

The RICS UK Commercial Property Market Survey shows continued improvement in both the occupier and investment markets during the last quarter of 2013. In the occupier segment, demand rose for the fifth quarter in succession whilst the availability indicator declined for the third consecutive quarter. Together, this is helping to support higher rent expectations. Meanwhile, in the investment market, improving enquires are driving projections for increasing capital values.

Deal News : City letting demonstrates improving office market

Our recent letting of the 8,300 sq ft St Clements House, a substantial and elegant office building in historic Colegate, demonstrates a gradual improvement in the Norwich property market. RICS Commercial Property Market Survey, 2013 (Q2)

The RICS UK Commercial Property Market Survey shows a continuing improvement in the occupier market with tenant demand drifting upwards across all sectors of the market for the first time in two years. Whilst retail remains relatively weak, industrial property appears relatively strong with the availability of stock contracting and tenant demand increasing. Evidence of a pick-up in activity in the UK continues to accumulate with sentiment surveys and hard data painting a somewhat brighter picture. However, the latest revision to the National Accounts shows that the recession was actually rather deeper than previously projected and that, as a result, GDP currently remains rather further away (3.9% rather than 2.6%) from its Q1 2008 high. The latest RICS UK Commercial Market Survey continues to point to a generally subdued picture, particularly in the retail sector, although there are a few slightly more encouraging signals. The RICS UK Commercial Market Survey for the third quarter shows that sentiment among surveyors dipped further, as the ongoing weakness in the economy weighs on confidence in the sector. Anecdotal evidence from respondents suggests that occupiers are reluctant to commit to leasing decisions while the economy remains under pressure. Biggest office letting since 2008

Following an intensively-researched report to our client, Norfolk and Norwich University Hospitals NHS Foundation Trust, we were instructed to short-list a number of high quality office buildings within the central business district of Norwich to enable an off-siting decision to be made in respect of a number of "back-office" departments which would otherwise occupy valuable bed-space within hospital facilities. In consequence, we embarked upon detailed negotiations with the Landlord of a 23,000 sq ft office building close to the City Centre and concluded terms in readiness for their full occupation by the end of 2010.
